CREDAI Pune continued its tradition of organizing Member Assistance Meetings throughout the year, providing a strong platform for industry stakeholders to engage with domain experts, government authorities, and thought leaders. These sessions were aimed at enhancing knowledge, resolving operational challenges, and equipping members with insights into emerging trends and regulatory frameworks.
1. Construction Cost Analysis & Optimization Strategies
Date : 13th June 2024 | Venue : CREDAI Pune Auditorium
Speaker : Mr. Rahul Sankla, Director, Keystone QS Unlimited
- Detailed cost analysis based on a model Mivan RCC structure (70m height, 5 wings, BUA 8.32 lakh sft, 48-month duration).
- Covered planning parameters: earthwork, RCC materials & labour, masonry, plaster, waterproofing, tiling, carpentry, aluminium, glass, painting, services, marketing, contingencies, etc.
- Key suggestions focused on pre-design briefs, specifications/alterations, and efficiency improvements.
- Q&A session enabled members to clarify costing methods and explore optimization strategies.
2. Acquisition of Agricultural Land & RERA Updates

Speakers : Mr. Suhas Merchant & Mr. Akhil Agarwal
- Mr. Merchant explained agricultural land acquisition, classifications, conversion clauses, and implications for developers.
- Mr. Agarwal highlighted new MahaRERA circulars on banking codes, amenities, parking, rating system for developers, and automation of compliance software.
- The session gave members clarity on regulatory changes and practical aspects of land development.
3. Technology in Real Estate & MSEDCL Issues

Speakers : Mr. Rajendra V. Pawar (Chief Engineer, MSEDCL Pune Zone) & Team; Mr. Abhay Garg & Ms. Saras Agarwal (Brigade REAP)
- MSEDCL Session : Covered power infra planning, solar net metering, service connections, dry transformers, EV charging, road cutting charges, and transformer maintenance.
- Key clarifications on NSC Scheme, 1.3% Supervision Scheme, and EV charging norms.
- PropTech Session (Brigade REAP) : Showcased innovations in real estate technology—automation of transactions, PropTech accelerators, CRE Matrix analytics, and digital platforms like Realtimate.
4. Pune Real Estate Market – New Launches & Sales (Sept 2024)

Speakers : Mr. Abhishek Kiran Gupta (CEO, CRE Matrix & IndexTap), Mr. Rahul Ajmera
- CRE Matrix’s Pune Housing Report (Sept 2024) showcased Pune as a leading hub for housing, office, and warehousing.
- Highlights :
- Pune GDP projected to rise from ?4.2T (2024) to ?4.7T (2025).
- Residential unit values up 39% since 2020.
- Pune among the fastest-growing Indian cities (6% CAGR).
- Mr. Ajmera presented analysis of new project launches (Jan–Jun 2024) using MahaRERA data, highlighting location-driven demand, rise in 3–4 BHK launches, and growth in Wagholi & Manjari.

Topic 1 – Vigilance Awareness & Role of CBI
Speaker : Shri Sudhir Hiremath, IPS, DIG of CBI
Shri Hiremath highlighted the importance of vigilance in safeguarding organizations from unethical practices that compromise integrity and performance.

- Enhancing Accountability
- Promoting Ethical Practices
- Protecting Public Interest
He also introduced the concept of the “vigilance angle”—assessing and mitigating risks of corruption and misconduct by prioritizing ethical decision-making.
The session emphasized strengthening vigilance and anti-corruption frameworks to ensure accountability and ethical governance.
Topic 2 – Overview of the New Bharatiya Nyaya Sanhita
Speaker : Adv. Prasad Kulkarni
Adv. Kulkarni provided an overview of the Bharatiya Nyaya Sanhita, a proposed reform of the Indian Penal Code. The initiative aims to modernize and simplify criminal laws by:
- Replacing outdated provisions
- Addressing present-day societal needs

6. Holding Difficult Conversations – Leadership Workshop

- Workshop for managers, leaders, and developers on conflict resolution and communication.
- Key takeaways: preparing for sensitive conversations, managing emotions, role-playing difficult situations, and constructive closures.
- Helped members improve people management and organizational dialogue.
7. Police Action & Crime Issues in Real Estate
Date : 6th February 2025 | Venue : CREDAI Pune Auditorium
Speaker : Mr. Amitesh Kumar, Police Commissioner
- Focused on rising economic offences due to land prices and ensured zero tolerance towards extortion, political interference, and document fraud.
- Directed police stations to maintain status quo on property possession until court orders.
- Urged developers to honour commitments to avoid legal action under MPID Act.
- Assured actions against Mathadi extortion and emphasized AI-driven surveillance for city safety.
8. Pune Real Estate Market – New Launches & Sales (Feb 2025)
Date : 20th February 2025 | Venue : CREDAI Pune Auditorium
Speakers : Mr. Abhishek Karan Gupta (CEO, CRE-Matrix), Mr. Rahul Ajmera (CREDAI Pune Metro)
- CRE-Matrix Pune Housing Report (Feb 2025) revealed :
- Pune retained No.1 position in India’s real estate sales (CY2024).
- ~90,000 units sold in CY2024 worth ?65,000 crores.
- 22% CAGR in value sales over 5 years.
- Affordable housing (<!--?45L) remains the highest-selling category.
- Supply-side challenges: fewer new launches (~25% dip), shortage of 1BHKs, oversupply of luxury housing.
- Cyber Crime Awareness Session : Sr. Inspector Chandrashekhar Sawant educated members on task frauds, courier scams, sextortion, social media frauds, and investment frauds, sharing safety measures and helplines (1930, NCCRP portal, 112 for women).
